San Gabriel Valley Business Park Sells for $60.7M

A well-known stretch of small-business real estate in the San Gabriel Valley has a new owner. Irvine-based CIP Real Estate closed on the Walnut Tech Business Center this week, paying $60.7 million for the 200,049-square-foot complex at Valley Boulevard and Lemon Avenue in Walnut, according to Commercial Observer.

The property isn’t a single big-box warehouse. It’s 11 buildings broken into 109 separate industrial, flex-office, and service-commercial suites, ranging from 640 to 8,400 square feet — exactly the kind of small-bay space that local manufacturers, contractors, distributors, and service businesses rely on because it’s scarce and hard to replace. The park is currently 92% leased, and CIP says it plans to put $3.5 million into exterior and interior improvements.

For San Gabriel Valley business owners, deals like this are worth watching for a few reasons. First, ownership changes at multi-tenant business parks often bring renovation work, which can mean short-term disruption (parking, access, noise) but also longer-term upgrades that make a property more attractive and, eventually, more expensive to lease in. Second, CIP’s CEO Eric Smyth was blunt about why his firm wanted this particular property: “Very few quality small bay industrial parks come available for sale in Southern California each year, especially a best-in-class project in this strategically important sub-market of L.A. County.” That scarcity cuts both ways — it’s good news if you already have space locked in, and a signal to plan ahead if you’re a growing business hoping to find similar space nearby.

The deal was financed with a $42.9 million loan from City National Bank, arranged through JLL’s Southern California debt team, with JLL’s Patrick Nally, Evan Moran, and Chad Solomon representing the seller, an AEW affiliate. CIP now owns more than $2.5 billion in industrial property nationwide, including over 12 million square feet under management — meaning this isn’t a one-off investor but a firm with a track record of holding and improving these kinds of properties long-term.
