San Pedro’s ambitious West Harbor waterfront project just picked up another clue about its growing restaurant lineup — even though the identity of the newest tenant is still under wraps.
A newly filed application for an on-sale general eating place liquor license, submitted under the name West Harbor Restaurant Holdings LLC, points to another dining concept heading to the roughly $500 million harborside development. The filing lists an address at 1106 S. Harbor Blvd., Suite 250, inside West Harbor, but it stops short of naming the restaurant concept or giving an opening timeline, according to a report from WhatNow Los Angeles.
What makes the filing interesting to anyone tracking San Pedro’s transformation is who’s behind it. The LLC’s managing members are listed as Freddy Braidi and Elie Samaha — two names well known in LA’s hospitality and entertainment circles. Braidi is founder and CEO of Boulevard Hospitality Group, the company behind Yamashiro Hollywood and CARNE, a Latin-fire steakhouse that opened in Oxnard earlier this year with a second location already planned elsewhere at West Harbor. Samaha is a longtime film producer and real estate investor tied to Yamashiro and the TCL Chinese Theatres.
Those connections have fueled speculation that a Yamashiro-branded restaurant could be headed to the waterfront — Braidi reportedly confirmed as much in a September interview, though at a different suite number than the one named in this filing. For now, the exact concept remains officially unconfirmed, and the LLC has not responded to requests for comment.
Whatever ultimately lands in Suite 250, the filing is one more sign of momentum at West Harbor, the Port of LA-adjacent redevelopment that’s steadily reshaping San Pedro’s waterfront with new dining, retail, and entertainment tenants. For small business owners and vendors across the South Bay, each new filing is worth watching — a successful anchor tenant tends to pull foot traffic, and customers, into the surrounding neighborhood for years to come.
We’ll keep tracking West Harbor’s lineup as more details emerge.
