In-N-Out Burger is eyeing a new home in Sherman Oaks. According to public filings reported by WhatNow, the beloved Southern California burger chain has proposed building a new restaurant on a roughly 1.7-acre parcel at the northwest corner of Sepulveda and Burbank boulevards, right beside the 405 Freeway.
The plans call for a restaurant with about 8,247 square feet of covered area, including the drive-through lane and a patio roof overhang. Design details also include a walk-up ordering window, covered outdoor seating for 64 guests, and 64 parking spaces — three of them accessible and 14 equipped with EV chargers — along with both short- and long-term bicycle parking. The filings even note drought-resistant, native landscaping for the site, a nod to the kind of water-wise design increasingly expected of new commercial builds in the Valley.
Proposed hours would run 10:30 a.m. to 1 a.m. Sunday through Thursday, stretching to 1:30 a.m. on Friday and Saturday — solidly in line with the chain’s reputation for feeding the late-night crowd.
The Sepulveda and Burbank corner sits in a stretch of Sherman Oaks that’s already a mix of hotels, a gas station, and medical offices, making it a high-visibility spot for drivers heading to or from the freeway. If approved, the location would join a wave of recent In-N-Out expansion across the greater Los Angeles area, following new locations the chain has opened or proposed in Sylmar, Monrovia, and Woodland Hills.
No timeline for construction or opening has been announced, and In-N-Out has not yet responded publicly to requests for comment on the proposal. Still, for small business owners and commercial property watchers in the San Fernando Valley, a new In-N-Out is the kind of anchor tenant that tends to draw foot traffic — and curious eyes — to everything nearby. Restaurants, retailers, and service businesses near Sepulveda and Burbank may want to keep an eye on how this project moves through the approval process in the months ahead, since a project of this size can shift parking, traffic patterns, and customer flow well before the first burger is flipped.
