Dirty Latte Co. Opens First Cafe in Santa Monica

From a single coffee cart to a full storefront: Dirty Latte Co. has planted its flag in Santa Monica, opening the doors to its first permanent cafe inside the Water Garden office campus on 26th Street.

For LA-area business owners who’ve ever started small — a folding table, a borrowed generator, a dream — this is a story worth paying attention to. Founder Guy Blanco launched Dirty Latte Co. back in 2022 as a coffee cart, setting up at Water Garden almost immediately. From there the brand graduated to a mobile truck before finally landing a true brick-and-mortar home inside the same 17-acre office park where it got its start, alongside tenants like Amazon and Sony.

The new cafe, about 800 square feet, leans into the playful, flavor-forward identity that built Dirty Latte Co.’s following in the first place. The menu’s signature pour is the Ube Leche, alongside a lineup of matcha drinks — including the Matcha Mami, Strawberry Matcha, and Banana Matcha — that draw on Blanco’s own culture and upbringing. “Water Garden has always felt like home to us,” Blanco said of the move.

The cafe is currently open weekday mornings, 8 a.m. to 3 p.m., with online ordering available for the Water Garden office crowd and nearby Silicon Beach workers looking for a coffee break with a little more personality than the usual drip.

It’s a good reminder that Santa Monica’s Silicon Beach corridor — and the greater LA business community at large — still rewards brands that build real relationships with customers before scaling up. Dirty Latte Co. spent years as a familiar face at Water Garden before the office park’s tenants gave it a reason to go permanent. For small business owners across LA, the Valley, and beyond, it’s a solid example of letting loyal customers pull you toward growth rather than chasing it cold.

Whether you’re running a food cart, a pop-up, or a storefront already, stories like this are proof that consistency and community still go a long way in this city.
